Searching
Now you have established what it is you want and how much you can afford, you can move into searching for properties that meet these criteria.
To make a match between your needs, your dreams and reality is not an easy path to navigate but with the help of a PC, the Internet and a copy of the ASPC Property Register it should be relatively easy to narrow the options.
Aberdeen Solicitors Property Centre advertises the vast majority of residential properties in the North-East of Scotland. The Centre is run on a co-operative basis by local Solicitors and provides one central location for the details of all the properties which those solicitors are selling. Based at 40 Chapel Street, Aberdeen, the Centre is open six days a week.
Every Thursday the Centre publishes a free weekly paper known as the “Property Register” which gives details of all properties currently on the market. The Register can be obtained from the Property Centre and at most Banks and Building Societies in the area. Alternatively a copy can be obtained by post by completing an application form which can be requested by telephoning the Centre on 01224 632949.
The web site can be found at www.aspc.co.uk. It is updated 8 times a day. You can also register a search on the site and automatically receive, by e-mail, details of any properties that match your criteria as they come onto the market.
From the results of your searching you should come up with a number of likely properties that can be investigated further. If you want to view a house it is important to contact the Selling Solicitor for the property.
In any event you are hopefully nearing the end of the search for a new property and it is time to make sure of your financial limits. Remember to account for Legal Fees and outlays such as the Valuation Fee, Stamp Duty, Land Register Fees and other external costs such as removals. Your Solicitor will help you calculate these costs.
