We are pleased to be offering for sale two weeks in this spectacular Antigua resort of Jolly Harbour. The waterfront two bedroom villa comfortably sleeps six and has two and a half bathrooms. Recently upgraded to American standards there is air conditioning; fridge/freezers; washing machine. Facilities include TV & CD and internet access (available at office). Veranda and balcony. The beach and water sports are only five minutes walk away. There is use of a golf cart round the resort where there is a golf course, swimming pool, tennis courts and a casino all on site.

Please note that the actual villa is 'floating'.

LOCATION Antigua and Barbuda are located in the middle of the Leeward Islands in the Eastern Caribbean, roughly 17 degrees north of the equator.  To the south are the islands of Montserrat and Guadalupe, and to the north and west are Nevis, St. Kitts, St. Barts, and St. Martin.

Size Antigua, the largest of the English-speaking Leeward Islands, is about 14 miles long and 11 miles wide, encompassing 108 square miles. Its highest point is Boggy Peak (1319 ft.), located in the south western corner of the island.  Barbuda, a flat coral island with an area of only 68 square miles, lies approximately 30 miles due north.  The nation also includes the tiny (0.6 square mile) uninhabited island of Redonda, now a nature preserve.  The current population for the nation is approximately 68,000 and its capital is St. Johns on Antigua.

Climate Temperatures generally range from the mid-seventies in the winter to the mid-eighties in the summer.  Annual rainfall averages only 45 inches, making it the sunniest of the Eastern Caribbean Islands, and the northeast trade winds are nearly constant, flagging only in September.  Low humidity year-round.

The Resort Jolly Harbour is a buzzing marina development situated on the western side of the island, just 20 minutes from the capital St Johns and 30 minutes from the airport.At the heart of the complex there are many facilities available to use including restaurants, bars, general shops, a nightclub and casino.There are extensive sports facilities including a swimming pool, tennis courts, squash courts, 18 hole golf course and of course the marina with moorings and boat rental. The marina is situated yards from one of the best beaches on the Island with the white sands and blue waters where you can pursue a variety of different water sports or soak up the Antiguan sun whilst sitting at the Castaways beachside restaurant.

With flights at £550 and an annual maintenance charge of around £550 - a party of four can enjoy their fortnight for less than £700 each!

ACCOMMODATION The villa has just undergone a major refurbishment, which includes new furnishing and decoration in a contemporary theme - luxury with Caribbean charm.

The villa has two bedrooms, both with fully tiled en suites with showers.  The master bedroom has a queen sized bed and is situated at the front of the property with a private balcony with table and chairs, allowing you to enjoy early morning coffees or sunset drinks overlooking the marina.

Both bedrooms have large wardrobes and individual air conditioning climate controls.

The lounge area has a sofa, a sofa bed and a dining table.  There is a television and a CD player.

The kitchen comes with an electric cooker, American fridge freezer and all the usual equipment.

Adjacent to the front door the villa has the benefit of a downstairs cloakroom with washing machine and small garage area.

Patio doors from the lounge lead out to the large tiled and decked terrace which has table and chairs, along with sun loungers.  There is mooring for a boat.

MANAGEMENT FEE The management fee (currently $1048.00 pa c£550) has been paid for 2008

GENERAL The resort provides an excellent range of facilities which include a golf course; tennis courts, swimming pool and a casino

AVAILABILITY As required. Banked weeks are available. Resort management are flexible about changing weeks if required.
