Perfect opportunity to acquire a generous sized building site, located in a private rural location with uninterrupted countryside scenery!

PLANNING PERMISSION IN PRINCIPLE has been granted for the erection of a dwelling house at Milton of Inkhorn, Auchnagatt near Ellon. This plot is in the countryside with neighbouring properties, but within a short driving distance of approximately 2 miles is the country village of Auchnagatt.

Auchnagatt itself boasts a local grocery shop/newsagents as well as a Primary School. Ellon can be easily reached from the site, which is around eight miles driving distance. Ellon has a vast amount of local amenities which include both Primary and Secondary Schools, swimming pool and community centre, local convenience stores, Library and hotels/restaurants. There are several bus routes available from Ellon to nearby places such as Aberdeen City, Inverurie and Peterhead.

Adjacent to the derelict house is a generally good sized steading which is included in the sale price. The derelict house has already got an electric meter in place and water would be from the private supply. Drainage will be to a septic tank which is to be installed by the purchaser within the boundaries of the site. Additional land is available by separate negotiation and the current proprietors would be willing to discuss with the potential purchasers if required.

Surrounding the derelict house and steading is a considerably large amount of ground. Great views can be seen from the site of the rolling countryside in the distance. There is a small stream running along the bottom field just before the popular Buchan Walk Way. The old railway line bridge can been seen from the site.

Access to the derelict house/site is via a shared track with the neighbouring properties. The derelict house is located in the middle of the neighbouring properties with a steading conversion at one side and the original Farmhouse of Milton of Inkhorn on the other side.

If you are looking for that rural countryside escape to build the home of your dreams, then you are sure to get that peace and tranquillity here at Milton of Inkhorn!
