When viewing the show home of a new build development, there are lots of trade tricks involved however, with developers utilising clever design to present their properties in an inviting way.  We’ve compiled five questions for keeping your head when visiting a show home and ensuring that you find your ideal property without being distracted by smart lighting and high-end fittings.

What’s the area like?

It’s important not to be distracted by the décor of a show home. These are built as selling tools, and are often fitted as such.

Before you even step foot inside the home, look around the development site, does it seem tidy and well managed? It’s important to consider the wider community too. Think about the facilities in the local area, GP surgery, schools etc. and how they fit into your future plans.

Some new developments can be out of the way: check public transport links and where local shops are.

What is included in the price (and what costs extra)?

The show home you visit will be fully fitted with all the added extras: but check exactly what you get in the advertised price.

Fittings, fixtures, carpets and even grass for the garden can all be added costs, so make sure to ask just what exactly you are paying for. If you buy the final plot, you may get a fully tiled bathroom and fully laid lawn added for free; but you will not be able to choose the design or style.

You will have noticed that there are different house types on offer: from two bedrooms to four bedrooms with en-suites. These different models will of course have different prices, but even within the models you will notice that some of the properties may have a few thousand pounds difference in price, due to location.

Are there any incentives or schemes?

From part exchange to Help to Buy schemes - the builder may be able to offer incentives or offers for the property.

Some companies will offer to pay your deposit, LBBT or even help with legal fees in exchange for making a sale.

Just as you would with a new car, it is worth seeing if there are any extras you can get added.

How long is building work going on for?

You love the house that is part of stage one of the development – but if there are three stages still to go, are you happy with the building traffic for several months or even years?

What warrantees are provided?

From the house itself to the oven: it’s important to ask what will be covered and if the builders have warrantees in place.

Make sure to check how long cover will last for and what you will be expected to pay for.
