The original concept of ASPC was very simple:  to bring together every property that is marketed by solicitor firms within the area, under one roof, in order to make it as easy as possible for the public to find their next home. Although technology has changed the way in which people search for properties, over 50 years on, the ethos of ASPC remains the same.

Having just seen our 300,000th sale, CEO Lorna Coutts discusses the different ways that the public can benefit from using ASPC.

We invest in our systems

Our primary purpose is to provide a service to the general public, not to make a profit for shareholders. All revenue from insertion fees stays within the Centre and is reinvested in technology to further enhance the website, and the property buying/selling process for everyone in the North East and beyond.

We offer free support and guidance

The ASPC Centre is open 6 days a week and during these times, staff are on hand to answer calls and emails as well as helping individuals who visit – including those who are new to our area.

Buying and selling a property can seem daunting, especially if it’s the first time going through the process, but our team of experts are a friendly face to provide support and guidance.

Our team has unrivalled local knowledge

With over 50 years’ experience working within the Aberdeen property market, there is no doubt that ASPC has unrivalled local knowledge. 

Our entire team, along with staff at our member firms, work and live within the North East of Scotland, which means that we are in a perfect position to advise on the market, provide insights into how areas have developed and share guidance with anyone who has questions around the Scottish buying and selling process.

In addition to our own personal knowledge, we have a library of videos and blog posts on our website that showcase the different settlements in the area. This is especially important for purchasers moving from further afield, or those looking to move to a new area within the North East, as there’s much more useful information to help familiarise themselves with local matters.

We have lots of registered house hunters

Depending on the time of year and state of the market, we regularly host between 3,000 and 5,000 properties on our website at any one time, making us the largest property hub in the area.

We have thousands of registered myASPC users at any one time, most of whom are house hunters using our site to find their new home.

We have an easy to use website and tools

Our website offers an excellent medium for marketing properties and several easy to use search methods and additional filters for house hunters.

Everything that we do is designed to make the process easier for the public. Our registered house hunters’ portal area, myASPC, offers a range of benefits for buyers. As well as accessing full home reports prior to viewing a property, buyers can also save and share a shortlist of properties, track updates on favourited properties, save searches and receive daily updates and recommendations from ASPC.

Aside from the properties themselves, we also have a land and buildings transaction tax (LBTT) calculator and a mortgage interest calculator, to help buyers create a realistic estimate when viewing properties and establishing their affordability.

Sellers can access up to date statistics

When advertising your home on ASPC, you can access the website statistics around your property and how it is performing on the site. You can see how many people have viewed your property, read your home report or saved your property to their favourite list.

This helps gauge the level of interest and helps make an informed decision when considering an offer.

Local expertise

Our member firms work with a number of local specialists to provide you with everything you need from the beginning to the end of the transaction and beyond. They have a resident solicitor in each of their offices and this approach means that sellers are connected with a solicitor from the beginning of their transaction, and can take comfort knowing that the highest of regulation standards are in place.

We support our local community

We believe in being part of our local North East community, and as well as using local suppliers and businesses as far as practically possible, we also allocate a percentage of our funds to supporting third sector organisations within the community. Within recent years we have helped support the CLAN Lighthouse campaign, Charlie House, Big Noise Torry and many other local good causes.
